Some major changes to the Building Regulations affecting SI9 have been announced. The most significant change in the latest amendment (referred to as S.I. 365 taking effect from the 1st September) is the “opt out” option for people wishing to build a new house or extension. Meaning people can opt out of S.I. 9 and no longer be required to appoint a registered Architect, Surveyor or Chartered Engineer to provide the statutory Certificates, or be required to appoint a Builder, thus allowing Self Build. Another benefit is home owners will be allowed to move in before certificate of compliance is issued and approved by the council.
The net effect is simply a reduction of costs/time and paperwork. But as before, owners are required to supply enough information to ensure the property is built correctly and meets building regulation standards, when submitting the new commencement notice. Key items to get right are
